Wealth Town Hall: Smart Property Investment with Sanders Muleya – June 2026
What This Session Covers
2025 was a record year for property across many Australian markets. 2026 has been a different story. Three consecutive interest rate hikes, proposed changes to CGT and negative gearing, and a sharp shift in investor sentiment have left a lot of people sitting on the fence, wondering whether property still makes sense.
In this session, buyer’s advocate and property strategist Sanders Muleya cuts through the noise with a grounded, practical conversation about what is actually happening in the market and what it means for investors at every stage. This is not a doom and gloom session, and it is not financial advice. It is a candid look at the numbers, the risks, and where the opportunities still exist for those prepared to think long-term.
Sanders has guided investors across Australia through property acquisition, SMSF strategies, and long-term portfolio building. This is a Q&A-driven session, not a sales pitch.
Topics will include:
- Is property still worth it in 2026? – an honest look at whether residential property remains a viable asset class given current market conditions, rate pressure, and policy uncertainty.
- Rate hikes and what they mean for investors – how three consecutive RBA rate increases are affecting borrowing capacity, cash flow, and investment decisions, and how experienced investors are responding.
- CGT and negative gearing changes – what the proposed changes mean in plain terms, how they could affect returns, and how to think about your position without it being tax advice.
- How to identify the right property – what to look for in a high-performing investment property right now, including location, yield, and growth potential in a cooling market.
- Building a portfolio strategy – how to structure a long-term plan that holds up under pressure, not just when markets are running hot.
- SMSF property investment – when using your self-managed super fund to invest in property makes sense, and what the key rules and risks are.
- Using a buyer’s agent effectively – what a buyer’s advocate actually does, when to engage one, and how they can give you an edge in a market where hesitation is costly.
Meet Sanders Muleya
Sanders arrived in Australia from Zimbabwe with nursing credentials and not much else. He left his nursing career behind in 2019 after quietly building a property portfolio on the side, and today holds 20 properties – placing him in the top 0.9% of Australian investors by portfolio size, according to the ATO.
His book The 10x Property System lays out the strategy behind the number that gets everyone’s attention: 10 properties in 10 years. In a widely shared interview on the Geared for Growth podcast, Sanders broke down exactly how he did it – the sacrifices, the sequencing, and the practical steps that made it possible.
The question for this session: is that still realistic in 2026? With three rate hikes, a rattled investor market, and proposed changes to CGT and negative gearing dominating the headlines, we will put that question directly to Sanders and let him answer it honestly.
