Session summary
This session focused on the practical realities of buying a first home in the current Australian lending environment. Adam, a Home Lending Executive who works with first home buyers daily, walked through how lenders actually assess applications and what borrowers commonly get wrong before they ever sit down with a broker.
The session was practical and Q&A-driven rather than theoretical. Topics covered included:
- How much deposit you actually need and what lenders look for beyond the number.
- How banks assess home loan applications, including income, expenses, credit history, and serviceability buffers.
- Government schemes explained, including the First Home Guarantee, Family Home Guarantee, and FHSSS, and how to access them through participating lenders.
- Lenders Mortgage Insurance (LMI) demystified, when it applies, what it costs, and the schemes that allow eligible buyers to avoid it.
- Common loan structuring mistakes first home buyers make and how to avoid them before submitting an application.
